Appliance Repair in Northeast San Antonio

Oakwell Farms and the Walzem corridor (78218): Oakwell Farms' larger homes off Harry Wurzbach Rd, plus 1960s–70s neighborhoods and apartment complexes toward Walzem Rd.

Kirby (78219): An independent city on the east side near I-10 and Loop 410, mostly single-story houses from the 1950s to the 1970s.

Much of Northeast San Antonio is single-story ranch housing from the 1950s through the 1970s, on slab foundations with attached garages. The laundry is usually in the garage or a utility room off the kitchen, the dryer vent often runs up through the attic, and many of these homes are on their third or fourth set of appliances.

Depending on the address, water in Northeast San Antonio comes from SAWS or from a small city's own system, but it is nearly all Edwards Aquifer groundwater, and it is hard. Expect scale on dishwasher heaters and spray arms, in washer inlet screens and in ice-maker fill valves, whichever utility sends the bill.

With JBSA nearby, much of the housing in Northeast San Antonio changes hands on military orders. A repair that lands between tenants needs to be done before the next family arrives; one that lands mid-lease needs the owner's sign-off. We can send the findings and the price to whoever is paying, even if they are in another state.

If you are the landlord, the most useful thing you can give us is the model number and the tenant's contact details. If you are the tenant, check your lease for who handles appliance repairs before you book — some owners want to use a particular company, and we would rather know that up front.

Part of Northeast San Antonio is a military installation, and on-base housing works differently. Access is controlled, and the appliances in privatized base housing are usually the housing office's responsibility rather than the resident's. Windcrest, Kirby and Live Oak are independent cities. Fort Sam Houston (78234) is a military installation, part of Joint Base San Antonio. For an appliance repair that makes no practical difference — we cover those addresses the same way — but it does matter for things like permits on bigger jobs and which utility supplies your water.

A good share of Northeast San Antonio is rented, which changes the paperwork more than the repair. We can take approval from the owner or manager by phone or email, work to the tenant's schedule for access, and send a written description of the fault and the fix that the owner can keep on file.

Appliances in rentals are usually basic models that have served several sets of tenants, so deciding between repair and replacement is a practical call: if a fifteen-year-old unit needs an expensive part, we'll tell the owner that a new one may be the better use of the money.
